Can you meet our budget for this project and get it all done?

Most of the time we can meet your budget and get what you are wanting to get completed. Many times we will put together a maintenance program over a period of time that will meet your parking lot goals and the owners goals. It is best to have us give full evaluation of your parking lot and help you plan it all out for one year or even over the entire time you own it. This will save you thousands or even hundreds of thousands. This is all free of charge.

What kind of warranty is provided on your services?

We offer industry standard of 1 year. We can go up to 5 years for certain situations.

How do you guarantee your work?

We guarantee all Labor and Materials for one year. In this business anything that will go wrong due to improper installation will happen within a year.

How do I know my parking lot has drainage issues?

Drainage issues are obvious when you have standing water in your parking lot. What is not so obvious is when your catch basins are not being inspected, they could have broken pipes and water could be causing damage underneath your parking lot. Call NYS Enterprises to inspect your parking lot at minimum, annually to avoid major water damage repairs later.

Is asphalt cheaper than concrete?

Yes about three times less. But if done correctly you can get asphalt to last as long as concrete.

How long does asphalt last?

Depends on the base material you have and sub- base installed. The thickness can be increased also to extend the life also. Residential asphalt thickness for cars is 2” and commercial starts at 3” up to 6” and more depending on size of trucks and traffic volume. Life would be from 15 to 30 years. You can double life with proper maintenance of your lot, crack fill, sealcoating and asphalt repairs. Talk to us about maintenance program.

I would like to compare proposals. Where do I start?

There are many approaches in the asphalt industry which makes it difficult to get apples to apples comparison. We have been in the industry for over 40 years and specialize in multiple approaches, not just your typical cookie cutter approach. We bid each project for what is best for YOU and the property. We are happy to consult on other bids and explain the differences in our approach.

How long does it take to receive a proposal?

Our goal is to provide a complete and thorough estimate within one week or sooner upon request. If you have an emergency request, we will work with you to get you something within your deadline.

What is the best time of year to get estimates?

We pave year round, you can request your proposals any time during the year. However, we highly recommend planning ahead and get your estimate during the Winter months. This will allow us to provide smoother scheduling for you and us.

Can you do comprehensive bids for multiple years of work?

Yes! We can put you on a maintenance plan that fits your budgeting needs targeting the worst areas first until your project is completed.

I’m not yet ready to do my project, can you give a ballpark price?

We recommend if you are looking for a ballpark price to please call our office 425-355-2474 and talk with an estimator over the phone and inform that you are just looking for a quick number. We cannot honor these prices, but it will be close. When you decide to move forward with doing the project, let us know and we will provide a formal estimate.

What are some preventative maintenance items that I can have done on my parking lot?

Crackfill is the least expensive and most effective form of preventative maintenance. You should also consider getting on a sealcoating routine of every 2-5 years to help prolong the life of your asphalt. Call Nys Enterprises to look at your lot annually for any necessary maintenance or repair items! Save now before you spend later!!

When is it time to think about preventative maintenance?

You should always be thinking about preventative maintenance year round. Some services like sealcoating are only provided in Spring and Summer. Most others are year round.

Why should I choose asphalt over concrete?

Asphalt is more economical and less expensive to maintain over the years. However, concrete can be more aesthetically pleasing and retards gas and oil better.

What is the difference between asphalt and concrete?

Asphalt is black in color whereas concrete is typically lite gray. In different applications it would call for concrete as it is a stronger surface. We can do really high end residential colors and stamps on concrete. For industrial use concrete would be used for heavy truck trailer traffic and loading dock areas.

I need major repairs, but cannot afford to do them, are there cheaper temporary solutions?

Yes! Depending upon what your long term plans are for the property we can help you achieve short term solutions to save you major expenses down the road. Its better to do something, than NOTHING!

Why shouldn’t I put off the repairs in my parking lot?

The longer you wait the more damage will appear. If you wait your asphalt will worsen over the years and so will the cost for repairs. Your asphalt could get to a point where it’s no longer salvageable causing a complete remove and repave at 4x the cost.

How do I know if my parking lot needs asphalt repairs?

The first sign of asphalt failure is cracking. Any standing water on your asphalt surface will cause failure. If you see any uplifted asphalt, not only is this a liability, but this will cause further damage if left unrepaired.

What forms of payment do you accept?

Cash, Check and Credit Card. We do process a 3.5% credit card fee. On occasion we can offer payment plans.

Do you require a deposit on your projects?

Our standard deposit requirements are 40% down. Upon credit approval will extend credit to 30 days.

Why are there puddles in my parking lot?

There are many causes for puddles in your parking lot. For one, the grade was not set right originally or the lot was not compacted properly. Sometimes puddles can be caused by subgrade failures or failed utilities. NYS Enterprises can shoot new grades and reslope your lot to drain properly. We can also fix any failed utilities. We are your drainage experts!

What is sealcoat and why should I sealcoat my parking lot?

Sealcoat is a liquid asphalt material that is used for preventative maintenance. Sealcoat renews the oils in your asphalt keeping it from drying out and protects from UV Rays, it helps keep moisture from penetrating your asphalt by sealing in any fine cracks. Aesthetically it makes your parking lot look brand new! Your appearance makes a difference, sealcoat is your welcome mat!

Can asphalt be done in the winter?

How long do I need to stay off asphalt?

24 hours for car traffic and 2 hours after paving complete you can walk on. Call office if you need to access sooner we can accommodate.

How can I maintain business as usual during construction?

Every business is unique and has their own unique needs- our process ensures we ask the right questions and communicate ahead of time. We build a plan around you and offer site maps that will streamline the communication with your tenants. We provide you with any phasing, work locations, impacts and timing. There isn’t a challenge we haven’t faced or are ready to take on!

How long will my project take to complete?

Projects vary depending on the scope. Our office scheduling team Is efficient at handling all communication around expected arrival and completion timing. This will be communicated very clearly before we have confirmed any scheduling and arrive on site.

How will temporary parking for tenants be handled? What about vehicles that require parking at the location during construction?

We are professionals at phasing projects to minimize the loss of parking spaces and keeping your businesses operational during construction.

How long do I have to wait after construction finishes to allow traffic over my new asphalt?

Typically we recommend 24 hours. Certain applications of asphalt can be driven on after a few hours.

How long will my new asphalt surface last?

Depending on traffic volume, size of vehicles, your subgrade, how your lot is being used, and your maintenance routine. These can all have very big impacts on the life of your asphalt. We can extend the life of your asphalt, by increasing the strength, with these considerations. Contact us for a routine maintenance program. You should have your parking lot fully assessed annually. Minor maintenance can prevent larger repairs later.

How long does it take for sealcoat to dry?

70 degrees and direct sun about 10 minutes. The product goes down brown color and when dry to touch it is black color. All traffic including foot traffic should stay off for 24 hours and if shaded areas maybe longer. Call office if needed to access sooner than 24 hours. We can accommodate.

How much notice will I get for my schedule?

We strive to provide 1-2 weeks’ notice. Seattle weather can be very unpredictable especially during the winter months which means we may have to shorten the notice, but will set this expectation prior to scheduling. Depending on your project we can schedule out months in advance if necessary.

I need my project done now, can you accommodate short notice for scheduling?

We leave gaps in our schedule to accommodate short notice requirements. We are very flexible and work with you to ensure your project is done on time. Call us with your scheduling questions and concerns!

Do you offer night or weekend work?

Please tell your estimator if your property requires nights or weekends so we can prepare your estimate accordingly. These are premium hours and do effect the cost of your project.
